TAKE NOTICE that the District of Clearwater proposes to amend Zoning Bylaw No. 133, 2016.
The proposed Zoning Amendment Bylaw No. 301, 2024, is a site-specific amendment to the R-3: Multiple-Family Residential Zone at 240 Park Drive as shown outlined on the adjacent map, to increase the density from 50 units to 59 units to build a second apartment building on the subject property.
The site-specific amendment would also decrease the amenity area (private balconies) to 3.34 sqm (36 sq ft) for three studio units.

The District of Clearwater Council will consider first reading of the proposed amendment on:
October 1, 2024, at 2:00 pm

This publication serves as notice that no public hearing will be held for the proposed zoning amendment. Provincial legislation prohibits local governments from holding a public hearing where a bylaw is consistent with an Official Community Plan and designated residential (see Local Government Act, section 464(3).
Zoning Amendment Bylaw No. 301, 2024 is available for review on the District of Clearwater website at https://districtofclearwater.civicweb.net/document/86396. Copies of the proposed amending bylaw, and supporting documentation can be inspected from 9:00 a.m. to 4:00 p.m., Monday to Friday (except statutory holidays), from the date of this notice until 2:00 p.m., October 1, 2024, at:
